2023 Financial History

VG 6/30/23 Financial Statements

Attached are the Balance Sheet as of June 30th and Income Statement for the period January 1 – June 30, 2023.  The balance sheet is a “snapshot” of a point in time as to where we are financially.  The income statement reflects our revenue and expenses through the first six months of this year.  We continue to be in good financial shape with no surprises this year (two exceptions being replacement plants for the unusually cold winter and our gates).  Plants do die and need to be replaced periodically, but we certainly didn’t need any assistance from the weather.  Also, we’re over-budget with our gates as unexpected outages pushed us to expenditures that were not anticipated.  Our reserve funds are a bit ahead of budget with anticipated pavement sealcoating and house painting yet to occur this summer.

The Board spends much time and effort into trying to balance the budget and income and expenses with the needs of the community.  At the same time we attempt to keep monthly “dues” to a reasonable level given the desires of the community.

Year to Date Report
Attached are the financials for 2023 Year To Date as well as a few remarks from
Carefree Properties. Our balance sheet reflects a good financial position and
income and expenses are in line with the budget presented to you at the annual
meeting last year. Our reserves are slightly ahead of forecast so all-in-all we
should all be pleased.

It seems that we “dodged a bullet” with winter vegetation kill. The Landscape
Committee is finalizing replacement information as of this writing, so the financial
impact is still to be determined, but is believed to be less than originally
anticipated. This is very good news given that our 2022 budget did not forecast
for plant replacement due to a few severe days of winter.

Looking forward, we plan to reseal the roads which will cause some short-term
inconvenience which cannot be avoided. The Property Committee will attempt
to minimize the time and amount of the disruption. The Property Committee has
been active in seeking solutions and fixes where needed around VG. Fencing
repair, lights, gating….all monitored by this committee.

The ACC is charged, among other things, with the overall appearance and
integrity of the neighborhood. They are very much involved with keeping VG a
a cohesive looking “village” in the English-style which was the original intent.
Please remember to submit an ACC application if you would like to make any
external changes to your lot or residence. The ACC, as stipulated in our covenants
and restrictions, is responsible for compliance and adherence. This may be good
time for you to review our existing covenants and restrictions if you haven’t done
so in a while and make corrections if needed. Thank you for being a good
neighbor and complying! The covenants and restrictions and application are on
our website.

While not a standing committee, our VG Circle of Friends has been active and
along with the existing compassion of our residents, caring for those that
have needs. Your kindness is greatly appreciated.

Thanks to all of our volunteers and committees for countless hours of work,
caring and helping to keep VG the very best 55+ community in East Cobb!
